Here’s a quick guide to see what you are responsible for, and what we are:

Residents

  • Change Light Bulbs

Keep in mind, our residents do share some responsibility with the up-keep and general maintenance as notated in the lease agreement. Please see below.

* If you suspect a termite or rodent problem, please submit a maintenance work order as soon as possible.

* Insurance covering personal belongings should be always maintained. In the event of a maintenance emergency that causes damage to your possessions, residents should contact their insurance company for assessment and reimbursement.

* Be mindful that every work order is subject to be charged back in case the repair was part of resident responsibilities.

General

  • Replace damaged blinds
  • Tighten door knobs
  • Replace lost keys
  • If locked out, call/pay for locksmith services
  • Replace light bulbs (standard size is 60-watt)
  • Replace smoke detector batteries (standard size is 9-volt)
  • If you have a standard air filter in your house (these are found in the ceiling), replace every 30 days. Media filters will be replaced by SimplyHome.

Plumbing

  • Unclog minor toilet and drain clogs
  • Replace damaged toilet seats and flush valves

Electrical

  • Reset breaker and GFCI switches

 

Irrigation

  • Residents are responsible for setting & controlling their own sprinklers
  • If sprinkler heads are damaged by the resident, repairs must be conducted by a professional service provider

Landscape

  • Mulch and weed flowerbeds
  • Trim trees and hedges
  • Remove pet waste

Pest Control

  • Periodic, preventative and extermination costs are at the resident’s expense. Wood-eating termites and rodent control are SimplyHome responsibility. If you suspect a problem, please submit a maintenance work order as soon as possible.
